Rental Policy

At Sandpiper Rentals, Inc., we pride ourselves on the quality of service we provide to our tenants and landlords by offering 80 years of combined experience as well as offering access to over 600 Martha's Vineyard property listings island wide.

All agents of Sandpiper Rentals, Inc. are REALTORS and are committed to the strict adherence of the REALTOR Code of Ethics which dictates ethical practices by its members. This includes, but is not limited to the adherence of Equal Housing Discrimination Laws.

Terms of Booking

Once you have chosen a rental property, an agent will immediately send a lease with rental terms to you for e-signature (Docusign).  Please read the lease carefully, for this is a legally binding contract. If not understood, please seek competent advice.

During the summer season, our properties require a seven (7) night minimum stay.  Many of our properties are available in the off-season, at which time a four (4) night minimum stay is required.

Our agents will represent the location and condition of an owner's rental property to the best of their ability. The agents are not liable for any neighborhood construction, but will notify guests when made aware. Also, please be aware due to the climate and humidity of the Island, mold may naturally occur. Please notify your agent if you have severe allergies or sensitivities to it.

Payment Schedule

Once you have received the lease, sign and return it to us within 7 days with the required deposit in order to guarantee your rental. 

The balance of the rent, fees, plus any pet or security deposits, will be due sixty (60) days prior to occupancy.  Payments may be made by personal or bank check, wire transfers (which information will only be given over the phone), e-checks.

Any deposits will be returned to you no later than sixty (60) days after vacating the premises provided the property is left clean, undamaged, there are no missing items and no toll calls have been charged to the phone.

Linens

The majority of rental properties do not supply linens or towels.  In the event linens are not supplied, you may bring your own or rent through Martha's linen rentals (https://www.marthaslinenrental.com). They will deliver and pick up provided you have made prior arrangements with them.

Cancellations and Re-Rental Policy

A lease is a binding contract between you and the landlord.  Your obligations under a lease are binding and are set forth in an effort to ensure that your vacation plans are secure. We do understand that serious illness or other unforeseen circumstances can occur which can change your plans.  If this happens, notify us as soon as possible and we will attempt to find a replacement tenant to assume your responsibilities under the lease.  If we are successful in doing so, we will refund all payments made by you less the processing fee and commission. In the event that you are looking to be proactive, please consider travel insurance. We offer a comprehensive package through Red Sky Insurance. Ask your agent for more information.

Your Arrival

You will need to make arrangements to get to the island either by ferry or air travel.  On our Explore MV Information page there are links that may be helpful to you when making travel arrangements.  Please note, if you plan to bring a car to the Island, you will need to make your ferry reservations well in advance.  The Steamship Authority (www.steamshipauthority.com) begins taking reservations mid January.

Your rental packet, including key and directions, will be waiting at our office and available to you after 4:00pm on the first day of your occupancy (unless a different check in time is indication on your lease).

Departure

On vacating, we ask that you leave the house clean and tidy for the persons following you.  This includes removal of all food stuffs from the refrigerator and cabinets and placing all debris and rubbish in trash barrels.  If you have non-perishable, unopened food items left over that you do not wish to take home we have a food pantry box here at the office to except donations.  As you depart, close all windows, lock the house and return the key to our office.
