A stunning great room with cathedral ceiling is the heart of this sun-drenched upside-down house in Katama near South Beach. A well-stocked kitchen with stainless appliances and island, large dining table, comfy living area with TV and a handy half-bath are surrounded by panoramic windows and glass doors. Enjoy the central air-conditioning inside, or step out onto the deck with its soothing breezes and majestic views across a vast expanse of pristine conservation grassland to the ocean just beyond. After-beach drinks on the deck, followed by a fresh grilled seafood dinner and a spectacular sunset, with ocean waves providing the soundtrack, make for a perfect summer evening.
The ground floor has a bright primary bedroom with king bed, master bath, TV and a door opening onto a private deck with a swing for a lazy morning coffee. Second bedroom has two twin beds and a third has two sets of bunk beds perfect for kids and cousins with a shared hallway bathroom with shower and tub. A spiral staircase leads to an airy third-floor loft with a double bed, and a desk with ocean views to inspire your inner poet. Store bikes, fishing poles and beach gear in the large unfinished basement. The lawn is perfect for your favorite yard games with an outdoor shower for rinsing off afterwards.
This house is all about location, location, location: on a quiet dirt lane that runs between the unspoiled Katama Plains and the 160-acre Katama Farm, a 5-minute walk to the beach or the Katama Kitchen (formerly the Right Fork Diner) and close to miles of bike paths. This is the perfect escape for soaking in the summery essence of Martha's Vineyard and it is also fully winterized for guests who want to enjoy the quiet wonders of the island in the off-season.

This is a very well-stocked home a short walk to South Beach with an amazing great room on the second floor, a beautiful yard (though not quite as big as the picture on the website makes it look), and a fantastic deck with amazing views (including, to our surprise, lots of deer in the afternoons!). For context, we (two adults, two teens) have rented many houses in the Katama area over the years, usually within the ‘triangle’. The location can’t get much better — it’s about a seven-minute walk to the Katama Rd side of South Beach (though we occasionally drove over the the Herring Creek Side, as the beach on that side is considerably larger — erosion seems to have eaten away on the Katama Rd side, and during high tide, the beach over there becomes VERY small these days). The great room on the second floor is amazing — views are unbeatable, furniture is comfy, light is awesome, and the kitchen has everything we needed. We had a few visitors during our stay, and those who used the loft found it comfortable. Bedrooms, on first floor, were standard-issue. Master had the same great views, lots of clothing storage space and a comfortable-enough bed. Master bath was clean and did the job. BR with two twins was fine. The bunk room is even smaller than it looks in the pictures on the website. I wouldn’t want to put bigger kids in there for more than a night or two — but it did the job. Also on the lower level, it was awesome to have an extra full fridge/freezer for the overflow from upstairs. Washer and dryer were in that room as well. Outdoor shower was great — we used it the whole time. Basement had some beach games, and a few boogie boards we didn’t use. No garage, so we had to put beach chairs and anything we didn’t want to get wet either in our car or in the house at night. Only additional feedback we’d provide is that the dishwasher simply would not get things clean — most items came out with food residue on them, and we’d need to re-wash many things, especially glasses. I cleaned out the filter — but the problem may be the soft water the house seems to have (we had some laundry issues too, despite using very little detergent, per the instructions on the machine). The deck was great in the afternoons — even on warmer days, the cool breeze coming off the ocean made it very comfortable (especially sitting in those two lounge chairs facing the open field). We had dinner several nights out on the deck — very comfortable, no bugs (no bugs!). We played lots of yard games down below out in that yard. Final note involves Sandpiper Rentals, who manage the place — they were extremely responsive to a couple of issues that came up (e.g., the previous tenant reported upon checkout that the grill was broken somehow, and Sandpiper sent a new grill for us to use during our stay; also, there was some confusion about beach chairs being at the house — there were fewer than we’d been told, and the ones that were there were pretty small — Sandpiper sent four nice chairs out to the house to let us use while we were there). We always appreciate knowing that the company managing the property will be responsive, because even at the best houses, things come up — and they did a great job. So, as long as your group can make it work with the bunk room, bed-wise, there’s really not much to not like about this place if you enjoy Katama and South Beach.
