Terms and Conditions

Payments - Personal checks, ACH payments and wire transfers are accepted methods of payment when your booking is more than fourteen (14) days from your check-in date. If your booking is less than 30 days from your date of arrival, payment by wire transfer or cashier’s check is required. We do not accept credit cards. Leases are subject to cancellation if payments are not made by the dates noted in your lease.

Cancellations - 
All rental payments are non-refundable. If you need to cancel your lease, please notify us in writing immediately. Please note, even with written notice, you are bound to the lease terms and responsible for all payments outlined in said lease.

We recommend purchasing trip insurance. It is an option that can protect your vacation investment under certain covered unforeseen circumstances. We partner with Red Sky Travel Insurance (link to Red Sky) but there are other independent travel insurance providers you can use. Let us know if you’d like to add Red Sky Travel Insurance to your reservation.

Re-Rental - If you do not purchase travel insurance and cancel your lease, with approval from the landlord, we may be able to re-rent the property and the rent you paid may be refunded to you less the $150 processing fee and the 15% cancellation fee of the contracted lease amount. We will do our best to re-rent the property under the same lease terms to a new tenant, however, we cannot guarantee re-rental. If we are unable to re-rent the property, all payments noted on the lease are still due and no refunds will be issued.

Accidental Damage Coverage and Security Deposits - The processing fee paid with your first payment is non-refundable and covers damage to the property (i.e. the grounds, the home, personal property of the owner) or the need for extraordinary cleaning following your stay up to $3,000 (this does not include intentional lease violations). In some instances,we also collect security deposits for landlords. If damage, extra cleaning, etc., exceeds the amount of the Accidental Damage Coverage or Security Deposit, you are responsible for all additional charges. Security deposits are returned within sixty (60) days of vacating a property. If you find damage or unsavory conditions upon your arrival at your rental, contact us immediately.

Bed Linens & Towels - Many rental homes do not include bedsheets or bath towels. In instances where linens/towels are not supplied at your rental, you may bring your own or rent them through Martha’s Linen Rentals (link). They will deliver your order to the home before your arrival and retrieve them when you depart.

Cleaning - Rental homes are professionally cleaned before and after every stay. Additional charges will apply for supplementary cleaning and/or repositioning furniture to its original locations. If you arrive at your rental home and believe that the house has not been cleaned, notify Sandpiper immediately. Tenants are expected to leave homes tidy and close all windows and outside umbrellas when they vacate. This includes removal of all food from the refrigerator and cabinets and placing trash in exterior rubbish barrels. If you have non-perishable, unopened food items that you do not wish to take home, we have a food pantry drop box at our office.

Property Condition - We recommend you preview a vacation rental property prior to signing a lease. Our properties are privately owned and reflect owners’ preferences and tastes. If you do not personally inspect a property before you sign a lease, you accept it as represented. Please know that there is no recourse, refund or relocation to another property if the property you booked simply does not meet your expectations. Also know that we have no control of neighborhood or surrounding area conditions like ongoing construction projects, noise from nearby properties, etc. Additionally, landlords may own cats and/or dogs and we cannot guarantee an allergy-free home even when the property is designated as not allowing pets. Further, if you are sensitiveto natural environmental conditions know that dampness and mildew are not uncommon on the Vineyard.

Occupancy - Tenants must be 21 years or older to lease a vacation rental property and the number of people occupying the rental must not exceed the occupancy number on the lease.

Prohibited Activities - Gatherings, parties and events are not allowed on the premises unless approved by the owner and permission is included in your lease. It is illegal in Massachusetts to possess or use fireworks and open fires on private and public beaches are prohibited. Further, smoking and vaping are strictly prohibited at all rental properties.

Security Cameras – Tenant acknowledges that Sandpiper Rentals, Inc. is not responsible for the use of security cameras at privately owned vacation rental homes. Tenants agree to hold Sandpiper Rentals, Inc. harmless in any complaints or legal action resulting from the landlords use of security cameras.

Agency Disclosure - Our goal is to help you select the best rental home for your needs. All Sandpiper agents represent the landlord who is responsible for the property rented.
